2022年丹麦哪些行业缺少人才（上）

 每年1月份和7月份两个时间点，丹麦移民局（SIRI）都会更新申请Positive工作签证的列表。

SIRI根据丹麦的劳动力市场和招聘市场做出判断，哪些行业是紧俏行业，哪个行业丹麦急缺的受过高等教育人才。

对于想在丹麦找工作的朋友，这个信息十分值得关注，如果你的专业也在下面行业列表中，那么2022年在丹麦找工作就非常有希望。

话不多说，我把这50个工作类别例举在下面，我就不再翻译了，想必大家都看的明白。

外国人在丹麦买房子，能找到的资料都在这儿了

      我个人于2016年在丹麦买了自己的房子，之后也给了很多人丹麦买房的建议。 之前我也写过两篇在丹麦买房的文章，经过了时间的洗礼，我再把自己知道的总结在这里。 这会是一篇非常长的文章，当你想要在丹麦买房的时候，希望能对你有所帮助。 房子可能是一个人一生中最贵的花费了，处理的好的话，可以让自己财富增值。处理不好，真会让你血本无回。 在丹麦买卖房子，需要研究 法律，请律师，个人财富状况，利率，税，中介费和房地产市场趋势 。事先必须做好功课。 01 纵观丹麦几十年的房地产市场，还是以缓慢上涨为主，但中间也会有下跌的情况。比如：2008年。 如果你想持有房子超过5年，或者多于10年，那么不用犹豫，现在可以买房子。 丹麦的房地产不像中国，跌起来可狠了，但如果以5-10年的单位来看，还是会涨回来的。所以长期持有没问题。 并且哥本哈根的房子跟欧洲其他大城市相比并不是很贵。当然跟北上广深更是没法比。 下图是欧洲各大城市市中心房子每平米的价格对比： 现在丹麦的30年的固定利率都向着0%迈进了，之前丹麦银行还贷出了第一笔负利率贷款。 现在哥本哈根房价不是最低，但利率肯定是史上最低。 另外哥本哈根租房非常贵，还不如买个房子还贷款合适。 但是如果你能租到丹麦的廉租房，那就不用多说，能住多久就住多久。肯定比买房子合适。但这种房子都需要排很长时间的队（10年起）。 哥本哈根房地产市场上，100万-300万的房子非常抢手。总价低，小户型，靠近市中心永远都是抢手货。 这就意味着你很难抢到合适房子，还价的余地也不大，就是因为下家太多。同样的你如果买了这样的房子，你也不太为出手发愁。 02 如果是丹麦人，首付款可以是5%。但做为外国人，且在丹麦住不足5年的，就老老实实准备20%的首付吧。 上文的说的利率，也就是这剩余80%贷款利率，是丹麦政府的住房基金，利率非常低。 如果你有幸跟银行谈妥可以付5%的首付，剩余的15%就需要从银行走商业贷款。这就需要跟银行讨价还价，达成一个合适的利率，这利率就非常高（4%左右）。 如果能够付20%的首付，我还是建议付20%，这样可以享受很低的利率买房子了。 买房子前，你需要了解两个概念“Ejer”和“Andels”。这是丹麦两种房屋类型，我习惯叫它“大产权”和“小产权”的房子。 Ejer 买了之后这个房子就属于你，跟中国的商品房一样。...

丹麦买房之如何申请购房许可

居住在丹麦未满5年，并且打算在丹麦买房，就需要申请购房许可。 丹麦政府对于房地产市场十分谨慎，丹麦政府不允许非居住在丹麦的外国人持有住房，对于生活在丹麦的外国人如果想购买住房，且没有居住满5年，就需要申请购房许可，当然你可以交给你的律师申请，但是律师做一件事，收一份钱，所以认真读本文，可以帮您节省至少1000kr。 如何申请购房许可 如果你未拿到永居，并且没有在丹麦居住满5年，根据丹麦法律，你必须向司法部申请购房许可。申请方式需要你向司法部发一份邮件，邮箱地址：jm@jm.dk，邮件中你需要提供以下材料： 购房合同扫描件，包括预计购买日期 申请者居留许可（粉卡）的扫描件 一份自住声明，该房屋用于申请者全年居住 司法部收到以上全部信息后，4周之内给予答复。如果申请成功，你的e-box收到一份购房许可。 注意如果夫妻双方共同持有该房产，如果两个人都未满足居住5年条件，需要双方均向司法部申请。 后续工作 如果持有房产方在未满5年的情况下，更换或者续签了签证。比如：由于换工作而更换了工作签证，或者续签了工作签证。都必须把你的粉卡扫描件发邮件给司法部，等待他们新的购房许可。 司法部发方的购房许可里也规定了，在你粉卡到期后给他发送新的粉卡扫描件，否则他们有权在半年内拍卖你的房子。 另外如果房屋持有方有签证失效的案例，那司法部有权6个月内拍卖你的房子。如果只有一方签证失效，可以找律师公正，把房产转移给签证有效方，但需要花一笔费用。所以注意保证签证的连续性。 司法部信息 地址：Justitsministeriet, Slotsholmsgade 10, 1216 København K 电话：72 26 84 00 邮箱：jm@jm.dk 网站： http://justitsministeriet.dk/arbejdsomraader/civilret/erhvervelse-af-fast-ejendom/erhvervelse-af-helaarsbolig

丹麦便宜的10类东西

  如果在丹麦找贵的东西，那可就太多了，估计写几万字都写不完。 丹麦在欧盟国家中，生活成本是最高的。千万不要抬杠，挪威和瑞士不属于欧盟。 所有商品都有25%的增值税，所以买什么都贵。 人力成本特别高，只要用到人的地方，那么就是贵的要死。 我也是费了九牛二虎之力才找到了丹麦一些便宜的东西。 如果各位网友心中还有便宜的，我没数到的，还请各位留言，一起探讨。 01 健身 如果我说户外跑步，那么肯定没什么说服力，哪个国家在外面跑步都免费。 但是丹麦的健身房会员费确实是真正的便宜，价格分为159克朗/月、179克朗/月、209克朗/月三档。 就按照最贵的209来算，这个价格也是秒杀国内众多健身房。 并且你可以去全丹麦任何一家fitness word，还包括各种健身操，瑜伽课等。不用预付费，并且完全不用担心健身房跑路。 我并不清楚为什么健身房的费用这么便宜，也许是因为丹麦健身的人多，平坦了成本；也有可能政府鼓励健身，健身房可以得到政府的补贴；要么是因为健身房用人较少，全部是自动化，节约了成本。 了解的朋友可以，下面留言，共同学习一下。 无论怎么样，丹麦健身房的会员费用确实便宜。 02 网费 丹麦的家庭网络费用差不多在300克朗/月，我也不知道这个跟国内比算不算便宜。 但是丹麦的网速那是飞快，300克朗基本上就是千兆光纤的速度了。 如果从绝对值上算不上便宜，但从性价比上绝对划算。 另外很多的公司都会报销家庭网络费用，因为公司需要为员工准备在家办公的环境。 家庭的网络用于工作，当然是需要公司报销费用。 这样计算下来，就更显得便宜了。 03 话费和流量 丹麦的移动通信彰显了充分竞争，各大公司各显其能，最终就是价格便宜。 就跟家庭网络一样，大部分公司也都会报销手机话费和流量。 所以我也不知道我手机包月费用是多少，但应该不会超过200克朗。 但你可以享受无限通话，无限流量，全球主流国家都可以无限通话和无限流量。这就是3 like home。 没有漫游费用，没有长途费用，国际电话也没问题。 主要是刷视频从来不用担心流量，所以我觉得话费和流量在丹麦真心便宜。 04 医疗 丹麦是免费医疗的国家，这点肯定美国和中国都比不了。 居住在丹麦拥有黄卡的人，都可以享受免费的医疗。包括：看病，住院，手术，分娩… 丹麦是医药分离的，“医”是完全免费的，“药”是要自己付钱的。但怎么付有些复杂。以下数字...
